How it works

1. Start with my Airbnb referral link

Use my link when you begin setting up your Airbnb listing. Add the very basics to make sure the accounts are connected - you can go back and complete it properly later, with the benefit of the guides.

2. Get my step by step guides

Let me know you have used the link so I can check it my end. If it has worked, I'll send you my guides to help you work through the process properly, from preparing your property through to listing, pricing and welcoming guests.

3. Launch your Airbnb

You create and run your listing as normal. If you meet Airbnb's referral requirements, Airbnb pays me a referral reward once you have welcomed your first guests (and you might even get a small bonus too). There is no extra cost to you for using my link.

Why use my guides?

I've been hosting, cohosting and teaching holiday let owners for years. My guides were written for new hosts like you, based on the thousands of questions I have been asked over the years. They are designed to make the process feel manageable and stop you wasting hours trying to piece everything together from Facebook groups, Google and conflicting advice.

  • You can use my referral link a few months before you plan to go live, so that you can access your guides in good time. However, you must have welcomed guests within six months of clicking the link, so don’t start the listing too soon.

    You can also list and get bookings within a few days, depending on the time of year.

    You can build and edit your listing for as long as you like before you go live; starting doesn’t mean you need to be ready to finish.

  • No. There is no extra cost to you and some people will also receive a small reward from Airbnb too. Airbnb pays me a referral reward if you meet their eligibility requirements and successfully start hosting; I receive the payment after you’ve had your first guests.

  • Because Airbnb rewards me for referring eligible new hosts. I would rather use that arrangement to help you get started properly too.

    The guides can also be purchased in my shop here, but if I can share them with no charge, that’s a win!

    People who use my guides are more successful than those who don’t, and they tend to work with me again, so it could be the begining of longer term coaching too.

  • You should already have Step 1, which is free to everyone. Click here to get that now if you haven’t.

    By creating a successful Airbnb referral, you can gain Steps 2-6, which is the whole package you need to take you through your first six months as a host.

    Each guide is written off the back of hundreds of hours of coaching more than one hundred new hosts, and the questions they asked when they were starting up and new to hosting. I noted every one and added them to these guides.

  • It depends how far you have gone.

    If you have an account as a guest and not as a host, that’s almost always fine.

    If you have started a listing but not yet published, it will usually work ok. It will not work, however, if you’ve connected with a Superhost Ambassador on the platform - they will receive your referral fee.

    If you have published the listing, it won’t work.

    If you’re not sure, you can try using the link shared above and let me know. I will be able to see whether we are linked pretty quickly. If it works, you will also be given the option to message me via Airbnb - so if that happens that’s a very good sign!

  • No; they are yours to work through however works best for you. They are there to help and inform but the decisions are yours.

    Some people read them cover to cover in order, a month or two before listing; others focus on Step 3 - Creating your listing initially so they can get set up more quickly, and then go back through the rest later.

    You can print the guides and make notes as you go, but there are also lots of useful hyperlinks when you access them on screen.

  • No. Airbnb sets the eligibility criteria and decides whether a referral qualifies. Their terms can also change.

    If you use a channel manager, have previously listed or have connected with an Airbnb Superhost Ambassador (other than me!) it will definitely not work.
